When you walk into a new Model Home, the person that greets you, works for the Home Builder. That seems pretty obvious right, but what does that actually mean to you? It means that the greeter gets PAID by the Builder, to REPRESENT the Builder, and they will ALWAYS have the Builders best interest in mind! (NOT yours)! It is crucial that you understand this!
So, how can you "level the playing field"? You need your own Realtor to represent you, who has YOUR best interest in mind! And the great news is that you can get our experience, advice, and negotiating skills, at absolutely NO CHARGE to you! How is that possible? Because the Builders of Model Homes are required to pay for the BUYERS Realtor, at no cost to the buyer! And by law, it won’t add one cent to the price of your Home! Isn’t that sweet?!

Let’s assume that you sell your house for your asking price … let me ask you, what are you going to do with all of your cash proceeds? Are you going to deposit them into a Bank and earn a measly, pitiful, and insulting interest rate? And here's another very important question to consider - do you even feel comfortable keeping all of your CASH in a Bank? Well, I have another idea for you to consider, which you just might like better, and it can profit you tremendously!
A lot of potential Home buyers have had their credit destroyed (through no fault of their own), with COVID-19, or Hurricane issues, or maybe even Medical issues. As a result, a lot of good and responsible People simply cannot qualify for a "traditional" mortgage. But, that DOESN'T mean that they don't have enough money for a down payment, and it DOESN'T mean that they can't afford a large Mortgage Payment. This situation creates a perfect scenario for a Win-Win situation ... for both YOU and for THEM!
Let’s say you collect a good-sized down payment from a Buyer (whatever amount you feel comfortable with) and then you carry back the balance of the mortgage yourself? In other words, you become the bank! Now, instead of getting a measly return on your money from your Bank (and feeling concerned that your Bank may get into financial trouble), you could easily collect 8% - 9% (or more) on your money from the person who's buying your home! You’ll be happy, and they’ll be happy! Again, it could be a great deal for everyone!
But before you quickly decide yes or no, do yourself this HUGE favor first. Take a quick minute right now and do a little bit of Math ... consider the difference in interest payments that you would receive. How much will your Bank pay you right now, for whatever your equity deposit would be? Next, figure out how much your monthly income would be, if you became the Bank, and you earned 8% - 9% (or more) on that same money! Surprising, right!! The difference is like night and day! Now ask yourself … would you rather your buyer give that money to YOU, or would you rather have them pay it to the Bank?
You may be thinking to yourself, well, that does make some sense. But I don’t want to mess with all of that stress and collection of rents, etc! And more importantly, what happens if the buyers default? Great question! But, if they do default, it is no big deal whatsoever! Why? Because with the correct paperwork signed (ahead of time), you will automatically get the House back - easily and immediately, and with NO eviction delays, and NO foreclosure proceedings. And, the buyers who have just defaulted, are owed NONE of their original down payment back - per the Contract, that money is forfeited 100% if they default ... and they are well aware of that.
OK, so then what do you do next? You simply do the exact same thing all over again! You sell the house again (and I will help)! You'll collect another new down payment from the new Buyer (so that's additional money in your pocket)! At that time, you could even raise the price of the house if you wanted to, and you could even raise the interest rate as well!
And, let me be clear ... there is NO SHORTAGE of Buyers, who are looking for this kind of Opportunity! In fact, I have a long list of them! Once you become familiar with how it all works, you will actually get excited if someone should default, because you'll get to collect another down payment! The point is, there's no risk ... only opportunity!
It’s a safe, easy way to make great interest off of your asset, and it's all protected by the equity in your Home (without relying on some Bank, in these crazy and uncertain financial times). And until you are paid off in full, you still own the title to the house! It's a pretty awesome concept, and I can help you put it all in place!
